Q. How does this whole process really work?

Most of the time the apartment community will ask you to fill out a guest card and that is all ways a question. "How did you hear about us today?" When you decide to lease, there will be a place to write LUXOR LEASING & REAL ESTATE,LLC down on the application. This is crucial because many apartments won't pay us if you don't put us down on the application even when you have already put us on the guest card. This also happens sometimes when you put us on the application and not the guest card, so please remember those two things. Q. How much does your apartment finding service cost?
A. Our service is 100% FREE. We are compensated by the apartment communities who pay us from their marketing and advertising budgets. After we find the perfect place for you and you move in, the apartment community will pay us and there is no cost to you. This is also how we are able to give you a reward for leasing with us. Once the community compensates us we simply give you a portion of it back as a way of saying thank you.
Q. Will my rent be higher if I use a locator?
A. No. The properties pay LUXOR LEASING & REAL ESTATE, LLC out of their marketing and advertising budget. This budget is set and does not affect the rent. Paying a one time fee is very inexpensive, when the customer will pay every month.

Q. Do you help with unique situations?
A. Yes. We have helped people through just about every kind of apartment scenario. We can tell you about the apartments that take big dogs, short-term leases, gas cooking, quick move in, on public transportation, on UT Shuttle, pre-leasing, walk-in closets, extra storage, garages, basketball courts, and playgrounds. We can go on and on, but the two most common issues are bad credit and first-time renters. If your credit isn't so good, we can still help. We don't guarantee anything, but most of the time we can make it work. We know which apartments will be more likely to let you in under certain conditions, and it's always best to let us know what your situation is so we can help you out to the best of our ability. You can always try to get a co-signer as well. This is what a lot of people do to get around bad credit and no credit, like first-time renters. First-time renters usually get a co-signer, but there are places that will ask for an extra deposit instead.
Q. How long does it take to get my rebate?
A. Usually between 4 to 8 weeks. The time depends on the apartment community, some pay sooner than later. You will get your check from us just after we get paid from the community.
Q. How soon should I start looking?
A. You can always browse our online database at anytime, but you should really start to get serious about 4-6 weeks from when you want to move. Most apartments ask for a 30-day notice from their residents, so they really won't know what they have available until they get within thirty days of your move-in date. Most leases are set to expire at the end of the month so you need to be ready the first week of the month that you plan to move. Some apartments are starting to ask for a 60-day notice from their tenants, but the majority are still on the 30-day notice. If you happen to need assistance quickly then we can help you too. Q. What do I need to qualify for an apartment?
A. There are three major factors that go into qualifying for an apartment. These three factors may be used in different combinations and with different emphasis on each factor. The first one is your job. The apartment communities want to see that you have had your job for at least a year and that you make enough. When they look at how much you make, they typically like to see that you make 3 or 4 time the monthly rent before taxes are taken out. When considering this, you can use the income from all occupants that are staying in the apartment. The next major factor for qualifying is rental history. Most apartment communities like to see 2 good years of rental history. Then the last major qualifying factor is credit history. This is the one factor in which each complex will vary quite a bit. Just ask us about this, and we will be able to help. Another factor that is looked at is criminal history. So be sure to let us know if you need help finding an apartment that will work with your situation.
Q. What kinds of lease terms are available?
A. Most places offer 12-month and 6-month leases. Typically, you will get the best price for the 12-month lease. The difference between the rent on a 12-month and a 6-month isn't usually much, and sometimes it is the same. It just depends on the community. The shorter the lease term then the higher the rent will be in most cases. We can find leases for 3 months, but be prepared for the price tag that comes with it. Most apartments really charge a lot for 3 month leases.
Q. Can you find furnished apartments?
A. We can find anything. Even though there aren't too many furnished apartments to choose from, we have found a solution for that. You can rent the furniture and have it delivered for cheaper than it would be to rent a furnished apartment in most cases. Just contact us and we will get you taken care of.
